  • Year-to-date (YTD) February 2025 rooms revenue was up 51.9% over the same period in 2024.

  • Based on HVS’s pro-forma projections, rooms revenue in 2025 is expected to exceed $525,000 (rounded), with a projected RevPAR of $36 and an NOI flow-through of $190,000 (rounded). The 8.25% increase in rooms revenue is a conservative figure when factoring in the hotel’s current YTD performance, which is tracking 50% higher than the same period last year.

  • At the $1,700,000 pricing guidance, the hotel asset underwrites to a 3.26x rooms revenue multiplier (RRM) based on the February 2025 TTM rooms revenue: $520,000 (rounded).
