PROPERTY HIGHLIGHTS

Ideal Opportunity for an Owner/Operator

  • The 59-key count makes it an ideal size for an experienced owner/operator.

  • Upon completing the brand-mandated change-of-ownership property improvement plan (PIP), new ownership will have a “blank slate” to implement its own revenue-management strategy and drive room rates higher.

Onsite Living Quarters

  • The property includes onsite living quarters specifically designed for an owner residing on the premises.

  • The living quarters contain five bedrooms, three bathrooms, and a private outdoor area exclusively accessible to the owner that allows for privacy.

Consistent Rooms Revenue Performance

  • Since opening, the hotel has generated average annual rooms revenue of approximately $1,250,000 (rounded), demonstrating a consistent track record of operating performance.

Well-Maintained, High-Quality Physical Product

  • The hotel opened in 2000, and ownership has maintained the property exceptionally well, scoring 84.4% and 85.9% on the brand’s last two quality-assurance reports, respectively.

Discount to Replacement Cost

  • This opportunity presents an investor with the ability to acquire the asset at a price well below replacement cost, at less than $65,000 per key (rounded).

Choice Hotels International Franchise

  • An investor can expect a new, 20-year franchise license agreement with Choice upon completion of the brand-mandated change-of-ownership PIP.

Excellent Location Among Strong Corporate & Leisure Demand Generators

  • The property is strategically located along Texas Highway 288/332 in the heart of Lake Jackson, providing convenient access to Dow’s Lake Jackson offices and Texas Operations complex, as well as Shintech’s manufacturing operations in Freeport.

  • The surrounding Lake Jackson, Clute, and Freeport area contains one of the nation’s largest concentrations of petrochemical, refining, manufacturing and logistics operations. Major corporate demand generators include Dow, BASF, Phillips 66, Chevron Phillips Chemical, Freeport LNG, Shintech, and Port Freeport. Chevron Phillips Chemical’s Brazoria County operations comprise its Sweeny, Clemens, and Old Ocean sites, representing the company’s second-largest manufacturing complex.

  • Port Freeport provides an additional source of commercial and industrial demand through its growing automotive, refrigerated-cargo, rail and maritime operations. Recent infrastructure improvements include an 80,000-square-foot refrigerated cross-dock warehouse that opened in 2025.

  • Leisure demand is supported by Sea Center Texas, the Lake Jackson Historical Museum, Lake Jackson Recreation Center, Gulf Coast Bird Observatory, Brazoria National Wildlife Refuge, and the beaches along the Gulf Coast, including Surfside Beach (approximately 13 miles from the property).

  • The property is conveniently located roughly ten miles from Texas Gulf Coast Regional Airport and about an hour’s drive (45 miles) from Houston’s William P. Hobby Airport.

Continued Industrial & Infrastructure Investment

  • The Lake Jackson–Freeport market continues to attract industrial and infrastructure investment. Linde recently announced plans to construct a second liquefaction plant to process crude carbon dioxide (CO2) at its Freeport site, with operations anticipated to commence in 2027.

  • Port Freeport is continuing a multiyear capital program focused on the buildout of the Velasco Container Terminal and related rail, cargo-storage, access and backland infrastructure. These improvements follow the approximately $295-million Freeport Harbor Channel Improvement Project and are intended to accommodate larger vessels and support continued growth in cargo and logistics activity.

  • Freeport LNG is also developing a proposed fourth liquefaction train that would increase the facility’s annual export capacity by more than five million metric tons. While the project remains subject to its development and construction timeline, its eventual completion could generate significant temporary construction employment and long-term economic activity.

  • The hotel is well positioned to capture lodging demand generated by ongoing industrial maintenance, capital improvements, infrastructure construction, and future expansion projects throughout the Lake Jackson–Freeport area.
